> There is no shared queue among private landlords in Karlstad. Here is how to find them and register interest with several at once.

There are many private landlords in Karlstad, and most of them have their own rules for how you register interest. There is no shared queue: you apply to each landlord separately, and it pays to register with several at the same time.

## Private landlords in Karlstad: who rents out?

The municipal housing company in Karlstad is Karlstads Bostads AB (KBAB). Alongside KBAB there is a long list of private landlords. Karlstad municipality keeps a list of landlords who have asked to be included, so the list is not complete. It includes, among others:

- Willhem, Balder and Lundbergs, which have homes in several districts
- Akka Egendom, Albér, Almen 21, Capriga, Carlstaden Förvaltning, CIAB and Klara förvaltning
- Karlstadhus, Lansa, Linstad, Neobo, PFA Bostad, Profil Invest, Rohm & Co and Wermlands Invest
- Riksbyggen and HSB Karlstad
- Landlords focused on students, for example Stiftelsen Karlstadshus, Hernö, K2A, Lecab, SBS Studentbostäder, Campus Living and Studentvillan

If you are a student, you can also apply to KBAB Student, the municipal company's student housing with corridor rooms and student apartments with ten-month rent, through KBAB's housing queue and interest registration.

Hyresgästföreningen, the tenants' union, points out that private landlords are not bound by the same rules as municipal housing when they choose a tenant. They may have other queue systems, and it is sometimes easier to get an apartment from them even without queue time.

## How to apply to private landlords in Karlstad

The approach differs between companies. Some have a housing queue where time counts, others have an interest form they go through when an apartment becomes available, and some let whoever gets in touch first attend the viewing.

1. **Make a list.** Pick the landlords that have buildings in the parts of town where you want to live.
2. **Register everywhere.** You can be in several queues and send several forms at the same time. Check whether any landlord charges a queue fee.
3. **Fill in everything.** Landlords often ask for your personal identity number, current address and landlord, employer or studies, whether you have pets and whether you are applying together with someone. A complete form is easier for the landlord to act on.
4. **Be ready to answer quickly.** Answer quickly when you get an offer or a viewing, so the apartment does not go to the next applicant.
5. **Keep your registration up to date.** Read each landlord's rules on whether you need to confirm or renew it, and update it if your situation changes.

## An example: Nygatan 17 in Haga

A recent rental building is at Nygatan 17 in Haga, close to Klarälven and Stenbron. The landlord Karlstadhus rebuilt and extended the building into 44 rental apartments on seven floors, most with two rooms and a kitchen, but also one- and three-room apartments. The building has a guest apartment. Karlstadhus has no open queue; you register interest through a form on the company's website, where you can state which building, what size and whether you want a parking space. When we checked the page, there were no vacant apartments.

[Haga](https://sv.wikipedia.org/wiki/Haga,_Karlstad) is a central district between Pråmkanalen and Klarälven, with shops and restaurants on the ground floor and homes above.

## Your rights are the same

Private landlords in Karlstad follow the same tenancy law as everyone else. The tenancy rules are in chapter 12 of the [Land Code (jordabalken)](https://www.riksdagen.se/sv/dokument-och-lagar/dokument/svensk-forfattningssamling/jordabalk-1970994_sfs-1970-994/). Two things are good to know:

- **No extra fees to get the contract.** Anyone who demands or accepts a special payment for renting out a residential apartment can be sentenced to prison under chapter 12, section 65. If someone asks for money under the table, say no.
- **Notice period.** If your contract runs until further notice, you as a tenant can always terminate it to the turn of the month that comes at the earliest after three months (chapter 12, sections 4 and 5).

If you have questions about your rent or your contract, you can contact [Hyresgästföreningen](https://www.hyresgastforeningen.se/). Boverket follows the housing market in the country's municipalities on its [housing market page](https://www.boverket.se/sv/samhallsplanering/bostadsmarknad/).

## Frequently asked questions

**Do I need queue time with a private landlord?**
Not always. Some landlords have a queue, others go through interest registrations or show the apartment to whoever gets in touch first.

**Can I register with both KBAB and private landlords?**
Yes. Nothing stops you from applying to several landlords at once, and it improves your chances.

**How do I find more private landlords in Karlstad?**
Start with the municipality's list of landlords and add the companies' own websites, where most of them post vacant apartments and their rules for registering interest.
